Any breach of these obligations may result in cancellation of the reservation without refund.

Contractual Rules of the Reservation

1. Reservation Confirmation
-
A reservation is considered confirmed only after receipt of the required 50% deposit payment.
After each payment, proof of payment must be sent to A&M Houses for validation.
Until written confirmation is issued, the reservation remains provisional and subject to availability.
2. Payment Terms
-
A 50% deposit, is required to confirm the reservation.
-
The remaining 50% balance must be paid no later than 14 days before check-in.
-
For reservations made within 60 days prior to arrival, the 50% deposit is required immediately at the time of booking.
-
Failure to comply with the payment deadlines may result in automatic cancellation of the reservation, with retention of any amounts already paid. No refund will be issued in such cases.
Payment methods and instructions will be communicated during the booking process.
3. Cancellation Policy
-
Cancellations made up to 60 days before check-in: full refund of amounts paid.
-
Cancellations made within 60 days of check-in: the initial 50% deposit is non-refundable.
-
For reservations made within 60 days prior to arrival, the 50% deposit is required immediately at the time of booking.
-
Failure to comply with the payment deadlines may result in automatic cancellation of the reservation, with retention of any amounts already paid. No refund will be issued in such cases.
Payment methods and instructions will be communicated during the booking process.
4. Check-in and Check-out

Check-in: from 3:00 PM to 12:00 AM
-
Check-out: until 10:00 AM
-
Early or late check-in/check-out requests may be submitted at the time of booking but are subject to availability and cannot be guaranteed.

Late check-out without prior authorization may result in additional charges. Failure to arrive within the agreed check-in window without notice may be considered a no-show.
5. Occupancy and Visitors

The maximum number of guests permitted per villa is defined in the individual property description and must not be exceeded under any circumstances.
-
Only guests registered in the reservation are allowed to stay at the property. Visitors are not permitted without prior written authorization.
-
The property may not be used for parties, events or gatherings of any kind.
6. Use of the Property and Damages
-
Guests agree to use the property responsibly and in accordance with the House Rules, which form an integral part of these Booking Conditions.

The property must be left in a reasonable condition at check-out. Guests are financially responsible for any damage, loss or excessive cleaning required during their stay. A&M Houses reserves the right to charge the guest accordingly after check-out.
7. Pets
-
Pets may be allowed upon prior request. To ensure the comfort of all guests and the proper condition of the property, any request to bring pets must be approved in advance by the A&M Houses management.

Guests wishing to travel with pets must contact the villa administration before making a reservation. Approval is granted solely at the discretion of A&M Houses and may be subject to specific conditions.

Pets brought without prior authorization may result in immediate cancellation of the reservation without refund, as well as additional charges if applicable.
8. Liability

A&M Houses accepts no responsibility for:

personal injury, accidents or illness occurring during the stay
-
loss, theft or damage to personal belongings
-
disruptions caused by events beyond reasonable control, including but not limited to weather conditions, utility outages or force majeure
-
A&M Houses accepts no liability for any indirect, incidental or consequential damages arising from the use of the property.

Guests are responsible for ensuring they have appropriate personal insurance during their stay.
9. Airport Transfers

Airport transfer services are not provided. Guests are advised to arrange their own transportation, such as rental cars or private transfers.
10. Privacy and Data Protection

Personal data provided during the booking process will be used solely for reservation management and legal obligations, in accordance with our Privacy Policy.
11. Right to Refuse or Cancel a Reservation

A&M Houses reserves the right to refuse or cancel a reservation if the guest:

provides false or misleading information

violates these Booking Conditions or the House Rules
-
engages in behavior that may compromise safety, property or the comfort of others.

In such cases, no refund will be due.
12. Rates, Minimum Stay and Additional Fees

Rates, minimum stay requirements, cleaning fees and any additional guest charges vary depending on the villa, season, number of guests and length of stay.

All applicable prices, fees and conditions will be clearly communicated and confirmed at the time of booking and included in the reservation confirmation.
13. Acceptance of Conditions

By confirming a reservation, the guest acknowledges having read, understood and accepted these Booking Conditions, the House Rules, and all information provided on the official A&M Houses website.
14. Applicable Law and Jurisdiction

These Booking Conditions are governed by the laws of Portugal.
In the event of dispute, the competent courts of Portugal shall have exclusive jurisdiction.
